Repair, Prep and Market

Before you list your house, you’ll want to make sure that it’s in condition that buyers are expecting. Remember, those that are coming to see your house are not simply guests for the evening; they will be on the lookout for potential problems and signs that the home’s maintenance might have been overlooked. Make a note of all un-repaired damages and have them done prior to going live on the market. Leaving things untouched and/or unfinished may be a red flag to buyers, which could lead them to nitpick problems and potentially seek a lower price.

Negotiate

Every offer has five components:

(1) Price (2) Closing assistance (3) Closing date (4) Buyer financing (5) Contingencies. You may be thinking only about the price but the fact of the matter is that an offer may seem great on the surface but can be significantly less the more you dive in. 

It's important to take all key components into heavy consideration. If necessary, negotiate with the buyers to come to terms that both parties agree with.
